Building services, from groundwork to handover
Domestic, commercial and structural construction across Northampton and Northamptonshire.
Domestic building
Work on houses and residential properties — from adding space to building new homes.
House extensions
An extension is often the most practical way to gain space without the cost and upheaval of moving. We build single-storey rear and side-return extensions for open-plan kitchens and living areas, as well as double-storey extensions that add bedrooms and bathrooms upstairs. We work from your architect’s approved drawings, or can discuss options with you if you are at an early stage.
- Single & double-storey
- Side-return & wrap-around
- Kitchen & living extensions
- Foundations to finishes
Loft conversions
Converting your loft makes use of space you already own. We carry out dormer, hip-to-gable and roof-light conversions, including the structural floor and roof work, insulation, new staircase, windows, electrics and finishing. Most loft conversions need Building Regulations approval, and we build to the approved plans so the work can be signed off.

- Hip-to-gable
- Roof-light conversions
- Bedrooms, offices & en-suites
Renovations & refurbishments
From updating a single room to renovating an entire property, we handle strip-out, layout changes, plastering, joinery and finishing work. This service suits homeowners modernising an older house as well as landlords refurbishing between tenancies or bringing a newly purchased property up to standard.
- Whole-house renovations
- Layout reconfiguration
- Kitchen & bathroom areas
- Landlord refurbishments
New build homes
For self-builders and small developers, we construct individual houses and small residential schemes from approved plans. We coordinate the build stage by stage — groundworks, superstructure, roof and internal works — and keep you informed as each milestone is reached.

- Stage-by-stage build
- Working from approved plans
Commercial building
Construction for businesses — new premises, extra space and upgraded interiors.
Commercial construction
We build new commercial buildings and extend existing business premises, including small offices, retail units and light industrial buildings. Work is planned around access, deliveries and the needs of your business, and carried out to the approved design and specification.
- New commercial units
- Premises extensions
- Offices & retail units
- Light industrial buildings
Commercial refurbishment & fit-out
When your premises no longer suit the way you work, we can strip out, reconfigure and refurbish them. From new partition layouts and ceilings to complete refurbishment of shops and offices, we aim to keep disruption to a minimum and can phase work where your business needs to stay open.
- Office refurbishment
- Shop & retail fit-out
- Partitions & ceilings
- Phased works
Groundworks & structural
The work below ground and behind the walls that every reliable build depends on.
Groundworks & foundations
Good groundwork sets the standard for everything built above it. We carry out site clearance, excavation, foundations, below-ground drainage, concrete slabs and hardstanding for domestic and commercial projects, setting out accurately so the build starts square and level.
- Site clearance & excavation
- Strip & trench-fill foundations
- Below-ground drainage
- Concrete slabs & bases
Structural alterations
Opening up rooms or creating new openings usually means removing load-bearing walls and installing steel beams. We carry out this work to your structural engineer’s calculations, with temporary support in place throughout, so the alteration can be inspected and approved under Building Regulations.
- Load-bearing wall removal
- Steel beam (RSJ) installation
- New openings
- Work to engineer’s calculations
Brickwork & masonry
We build new walls, extensions and boundary walls in brick and block, and carry out repairs and alterations to existing masonry. Care is taken to match existing brickwork as closely as possible, so additions sit naturally alongside the original building.
- New brick & blockwork
- Boundary & garden walls
- Masonry repairs
- Matching existing brickwork
Five clear stages, from first call to handover
Every job — a single-storey extension or a commercial unit — follows the same straightforward route, so you always know what happens next.
Enquiry & first conversation
You get in touch by phone, email or the enquiry form. We talk through what you want to build, your timescales and any drawings or approvals you already have in place.
Site visit & survey
We visit the property or site to look at access, ground conditions, existing structure and services. Seeing it in person is what allows us to price the job accurately rather than guess.
Itemised written quotation
You receive a written quotation that sets out the scope of work, what is and isn’t included, and the stages the work will follow — so you can compare it properly and plan your budget.
Build with regular updates
Once agreed, we schedule the work, keep the site tidy and safe, and keep you updated as each stage is completed. Any changes are discussed and agreed with you before they happen.
Snagging & handover
We walk through the finished work with you, put right any snags, and hand over the project with the relevant paperwork and inspection sign-offs gathered along the way.
Before you start building
General guidance on approvals and planning. Requirements vary by project, so always confirm with your local council or designer.
Do I need planning permission for an extension or loft conversion?
It depends on the size, position and design of the work, and on the property itself. Many smaller extensions and loft conversions can be built under permitted development rights, while others need full planning permission — and properties in conservation areas or listed buildings have extra restrictions. We recommend checking with West Northamptonshire or North Northamptonshire Council, or your architect, before work is priced.
What’s the difference between planning permission and Building Regulations?
Planning permission is about whether a development is allowed — its size, appearance and effect on the area. Building Regulations approval covers how the work is built, including structure, fire safety, insulation and drainage. Most extensions, loft conversions and structural alterations need Building Regulations approval even when planning permission isn’t required.
Will my neighbours need to be told about the work?
If the work affects a shared wall, involves building on the boundary or digging foundations close to a neighbouring building, the Party Wall etc. Act 1996 may require you to serve notice on your neighbours before work starts. It’s worth considering this early so it doesn’t hold up the project.
How do you price a job?
We visit first. After looking at the site and any drawings, we prepare an itemised written quotation setting out the scope of work and what’s included, so you can see exactly what you are paying for before you commit.
Do you work outside Northampton?
Yes. We’re based in Northampton and work across Northamptonshire, including Wellingborough, Kettering, Corby, Daventry, Rushden, Towcester and Brackley. If you’re unsure whether you’re in our area, just ask.
Planning a build in Northamptonshire?
Tell us about your project and we’ll arrange a site visit to look at it properly before we price anything. Call, email or send the enquiry form — whichever suits you.
